Dubai’s next affordable freehold opportunity is expected to be in Al Jaddaf.

The freehold conversion trend that began along Sheikh Zayed Road has now extended to Al Jaddaf, with multiple developments in progress or close to delivery.

Dubai real estate buyers, and especially those purchasing for their own residence, now have more freehold choices available.

According to an estate agent, “Al Jaddaf could be among the rare locations where buyers don’t face the price premiums seen in SZR, Downtown Dubai, or Business Bay.”

In early 2025, Dubai announced that privately owned plots and buildings on Sheikh Zayed Road and in Al Jaddaf could be converted to freehold — a move that may affect 329 plots in Al Jaddaf.

Industry sources note that these areas allow both new and existing investors to enter at price levels still below the peak of Dubai’s recent real estate surge. By the time buyers move in over the next three to four years, property values are expected to have already appreciated.
